The complex design of the Torre Caja Madrid was the source of various concerns when it came to the safe installation and operation of a building maintenance unit (BMU). The archway featured above the roof level of the building creates a wind tunnel designed to power the building using a wind turbine system.

The BMU system comprised of two building maintenance units designed for optimal flexibility which were incorporated into the roof, one of these features an articulated three knuckle jib to traverse the complicated archway design. The BMUs use one track allowing them to be more efficient. They are both also able to be lowered beneath the parapet so as to be concealed when not in use. The complicated nature of the building and façade access system introduced a number of safety concerns to be addressed. To reduce the risk of collision with the building parapet, both BMUs have counterweights and anti-collision systems. Track stoppers are also situated on the shared common track to avoid a collision between the two units.

Destined to operate in strong winds, the building maintenance units were subjected to strict tests to ascertain the wind levels they could withstand whilst in operation and in their parked positions. A system designed to monitor wind speeds was also installed to allow operators to make decisions based on the changing conditions.

The three knuckle jib featured on one of the BMUs required further safety measures. The BMU traverses the underside of the arch structure making use of the three knuckle jibs and slewing rings to eliminate the risk that the cradle may overturn. Primary and backup hydraulic power packs provide an additional safety mechanism allowing the BMU to return to its starting place should the power fail.
